The chimney is the question before the fireplace is. Blue Springs Fireplaces camera inspects older masonry flues across eastern Jackson County and installs insulated stainless liners sized to the appliance, $1,800 to $4,000 per flue, only when the video says one is needed.

What the camera finds in local chimneys

A brick chimney built in Independence in 1962 or in Blue Springs in 1978 was lined with clay tiles stacked on each other with mortar joints. The tiles expand and contract every time a fire burns, the joints open, and one undetected chimney fire cracks tiles through. Water gets in through the crown and freezes. By now most of these flues have at least one of those problems, and none of it is visible from the hearth with a flashlight.

The Level 2 inspection runs a camera the full height of the flue and records it. It costs $200 to $450, it is credited back if you go ahead with the work, and we leave the video with you. If the flue is sound, a vented log set can use it as is. If it is not, a liner comes first.

What a liner is and why size matters

A liner is a flexible stainless steel tube, wrapped in insulation, dropped down the chimney from the top and connected to the appliance at the bottom with a tee. It gives the exhaust a smooth, sealed, correctly sized path to the cap. Correctly sized is the point: a gas log set or a wood insert venting into a flue built for an open fireplace or a long gone gravity furnace is oversized, the exhaust cools and condenses, and draft suffers. The liner matches the flue to the appliance.

Chimney and liner questions

How much does a chimney liner cost in Blue Springs?

Do I need a liner for gas logs?

Only if the existing clay flue fails inspection. Vented gas logs can use a sound tile lined flue. Cracked tiles, open joints or missing sections mean a liner before the logs go in.

Does a gas insert come with its own liner?

Yes. Inserts use a co-linear kit of two flexible liners, included in the insert price. A separate liner row only applies to log sets and wood inserts.

What is a Level 2 inspection?

The inspection level the national chimney standard calls for whenever an appliance changes. It adds a camera scan of the full flue interior to the visual checks, so cracks and shifted tiles that a flashlight misses show up on video.

My chimney is 60 years old. Is it safe to use at all?

Not until it has been looked at. Chimneys from the 1950s and 1960s in Independence and Raytown often have open mortar joints between tiles and sometimes no cap, and water damage has been working on them for decades. The inspection tells you what it needs; many only need a liner and a cap.
