Two rows get mixed up on the phone, so here is the difference. A direct vent gas insert is a sealed unit that slides into a fireplace you already have, and the price covers the liner kit that runs up the existing chimney. A new direct vent gas fireplace is built where there is no fireplace today, so the price covers framing the box, running the vent out through a wall or the roof, and finishing the face. If your room has a fireplace now, you want the insert row.

Masonry or prefab decides which inserts are listed for it. Nothing decides which log set.

Inserts always get a liner, included in the insert row. Log sets need a flue that passes inspection; a liner is a separate row when the camera calls for it.

What pushes a job up or down
Chimney height and offsets. Liner is sold by the foot and offsets near the smoke shelf take time to work past. A straight 18 foot flue is the low end; a 30 foot chimney with a bend is the high end.
Prefab box condition. A metal builder fireplace from the 1980s or 1990s can take a listed insert if the panels and back wall are sound. Rust through or a cracked back wall means a full replacement, which moves you to the new fireplace row.
Blower and controls. A blower with a thermostat remote adds $300 to $600 to an insert or log set and is worth it on an insert you plan to heat with.
Vent route on new units. A direct vent fireplace on an exterior wall vents straight out. On an interior wall the vent runs up through the roof with flashing and more pipe, which can add $1,000 to $2,500.
Electrical. An insert blower needs an outlet inside the firebox. If there is none nearby, an electrician adds one, usually $150 to $400.
Finish work. A new framed fireplace needs a face: tile, stone veneer or drywall and a mantel. The row above includes a plain finished face; stone and custom mantels are quoted separately.
Permit fees and inspections by jurisdiction
The City of Blue Springs Codes Administration issues a mechanical permit for gas fireplaces, inserts and gas log sets and inspects at rough-in and final; expect $40 to $150 and a few business days. Unincorporated Jackson County, Lee’s Summit, Independence, Grain Valley and the Cass County towns run their own offices with fees in the same band. The permit guide lists each one. The Level 2 inspection we do before an insert follows the standard laid out in NFPA 211, the national chimney and venting standard, and gas venting follows the International Fuel Gas Code as adopted locally.
Is it worth it? Heat and gas use
An open wood fireplace loses most of its heat up the flue and pulls warm room air out with it, which is why the U.S. Department of Energy describes them as a net heat loss in many homes (energy.gov, wood and pellet heating). A direct vent gas insert in the 70 to 85 percent efficiency range turns the same opening into a zone heater that takes the chill off a family room for a fraction of what the furnace costs to warm the whole house. For wood burners, an EPA certified insert cuts smoke and burns far less wood for the same heat (EPA Burn Wise).

Why does a gas insert cost so much more than gas logs?

Is the inspection fee refunded if I go ahead with the job?
Yes. The $200 to $450 Level 2 camera inspection fee comes off the installed price when you proceed within 60 days.
Does the price include the permit?
The permit fee, $40 to $150 depending on the jurisdiction, is listed as its own line on every quote at cost. We pull it and meet the inspector; there is no markup on it.
Do you offer financing?
Not at this time. We take card, check and bank transfer, with half down when the unit is ordered and the balance after the final inspection.
Will propane change the price?
Very little. Propane versions of inserts and log sets cost about the same as natural gas; the regulator and orifice differ. The connection to your tank line is priced like any gas run.
